Resort Policies

Accommodation

All accommodations include bed linens and towels, a Smart TV, hair dryer, iron and ironing board, air conditioning, and complimentary rowboat access. Amenities vary by accommodation and may include an outdoor charcoal grill and picnic table, a fully equipped or efficiency kitchen with cookware, dishes, flatware, glasses and a coffee maker, gas fireplace, dishwasher, microwave, ceiling fans, and other features.

Luxury Suites, including Cottage Suite 32, are adult-only accommodations for a maximum of two adults. These non-cooking accommodations include a microwave and mini-refrigerator. Seasonal Apartment 19 is also an adult-only accommodation and includes a kitchen and outdoor charcoal grill.

No Smoking or Vaping Policy

Smoking or vaping of any kind is prohibited inside all Mountain Springs Lake Resort accommodations and buildings. This includes, but is not limited to, cigarettes, cigars, pipes, e-cigarettes, vaping devices, and any other smoked or vaporized substance. Smoking and vaping are permitted outdoors only. Ashtrays are provided directly outside each cottage.

Failure to observe the no-smoking or vaping policy inside Resort accommodations or buildings will result in a $500 charge to the customer's credit card on file.

Deposit & Payment Policy

A 50% deposit is required at the time of reservation. Accepted payment methods include Visa, MasterCard, American Express, Discover, money order, certified check, or cash.

Personal checks are accepted only if received at least thirty (30) days prior to arrival. Personal checks are not accepted within thirty (30) days of arrival.

One-night stays must be paid in full at the time of reservation.

Remaining Balance

Unless other payment arrangements have been made in advance, the remaining balance, including applicable 6% Pennsylvania Sales Tax and 3% County Room Tax, will be automatically charged to the valid credit card on file on the morning of arrival. A valid credit card is required to remain on file for all reservations.

Online and Third-Party Payments

If the initial deposit was made using Apple Pay, Google Pay, PayPal, Affirm, or a similar third-party payment service, contact the Resort at least 48 hours prior to arrival to provide a credit card for the remaining balance. These payment methods may not provide the Resort with a reusable credit-card number for the balance payment. It is the guest's responsibility to ensure that a valid credit card is on file prior to arrival.

Special Rate Offers

The rate quoted upon booking is the rate that will be charged upon check-in, regardless of any special offers or discounted rates advertised after booking.

If an existing reservation is canceled, it is not considered a new reservation if rebooked for the same time and/or accommodation. Cancellation policies apply.

Cancellation Policy

If you cancel for any reason, all payments made are nonrefundable.

If the Resort is notified of the cancellation at least 48 hours prior to the check-in day, payments may be transferred to a new reservation for a future stay. Otherwise, all payments will be forfeited.

If you fail to check in by noon on the day after the scheduled check-in date without notifying the Resort office, the balance of the stay will not be available and all payments will be forfeited.

Payment transfers must be used within one year of the original date of first payment and may not be transferred to another accommodation for the same time as the canceled reservation. Certain restrictions apply.

Check-In / Check-Out Information

Check-in time is after 4:00 PM. Check-out time is by 10:00 AM. Accommodations and Resort grounds are not available to guests or their visitors before or after those times.

Due to the nature of the accommodations and amenities, the Resort is unable to offer or guarantee early check-in or extended check-out times. Guests must check out by their scheduled time so the accommodation and Resort amenities can be prepared for the next guest.

A short grace period may be allowed. Guests who remain beyond the scheduled check-out time without an approved arrangement may be charged a $100 late check-out fee per hour.

Guest Registration & Identification

Pennsylvania law requires lodging establishments to maintain guest registration records for three years showing the guest's name, residence, date of arrival, and date of departure. Every guest must register.

The guest responsible for the reservation must provide valid government-issued photo identification at registration. Mountain Springs Lake Resort maintains the required guest registration records for the period required by Pennsylvania law.

Cottage Keys

Two keys per cottage are provided at check-in. All keys must be returned at check-out. A charge of $25 per key applies to keys not returned at check-out.

If a missing key is subsequently located and returned, the key charge will be refunded less 10% to cover processing fees and costs.

Guests, Visitors & Their Vehicles

At check-in, guests must register the correct number of vehicles, guests, and visitors, obtain car passes, and properly display the passes in all vehicles.

For security purposes, Resort staff periodically verify the number of cars, guests, and visitors registered with the office. There is an unauthorized visitor fee of $100 per car, in addition to applicable Daytime and/or Overnight Visitor fees.

Vehicles must remain on established roads and permitted parking areas. Driving on lawns, fields, through the woods, or other non-road areas is not permitted. Guests will be charged for required ground repairs. ATVs, dirt bikes, snowmobiles, campers, RVs, and similar vehicles are not permitted.

Events & Group Gatherings

Resort approval is required for events or gatherings such as cocktail parties, barbecues, welcome dinners, brunches, and similar gatherings. Plans must comply with Resort policies before the reservation is booked.

  • For gatherings consisting entirely of registered on-site guests, guests may gather at their cottages.
  • Group Gathering Packages are available for the East Beach or West Beach gathering areas. All accommodations in the applicable East or West Beach area must be rented by the group. Daytime and Overnight Visitors may attend subject to the visitor policies below.
  • The Group Site Fee is $1,500 and includes exclusive use of the space, trash removal, and portable restroom facilities.
  • Only vendors pre-approved by the Resort are permitted on the property. Equipment placement, delivery, set-up, and breakdown times must be approved and scheduled with the Resort.
  • The Orchard may be used for gatherings of Resort and non-Resort guests. It includes a stone fire pit with Adirondack chairs, a covered pavilion with picnic tables and overhead lighting, portable restrooms, and firewood. The venue rate begins at $1,500. Orchard hours are 12:00 PM through 7:00 AM the following morning. Contact the Resort office for details.

Group-Gathering Restrictions

  • Furniture, fixtures, kitchen utensils, and other accommodation property may not be moved from cottage to cottage. Replacement fees will be charged to the applicable accommodation account for missing items.
  • Fire pits, bonfires, and/or other open fires are not permitted on Resort property as part of group gatherings except where separately allowed under the Resort-installed Fire Pit policy below.
  • Outdoor music is prohibited at group gatherings except as part of an approved, privately rented event at The Orchard.
  • For a privately rented Orchard event, outdoor music must conclude by 10:00 PM. The Orchard rental itself may continue through 7:00 AM the following morning.
  • For impromptu gatherings, fees will automatically be charged, without notice, to the accommodation credit card on file when site or accommodation clean-up/maintenance, repair or replacement of property, damage, or septic-capacity overage due to exceeding standard accommodation occupancy is required. The septic overage charge is a minimum of $375 per system, and hourly maintenance fees are $50 per hour.

Daytime Visitors

Daytime visitors must be registered with Guest Services, and a car pass must be secured and properly displayed before entering the grounds. Daytime visitors are limited to one car per day per accommodation, with a maximum of four visitors. Daytime visiting hours are 9:00 AM to 11:00 PM. The overnight visitor fee will be charged for visitors remaining on the property after 11:00 PM.

Overnight Visitors

Overnight visitors must be registered with Guest Services, a car pass secured and properly displayed, and the applicable overnight visitor fee paid before entering the grounds.

A maximum of two overnight visitors above the accommodation's standard occupancy is permitted. The overnight visitor fee is $20 per person, per night, for ages 7 and older. All children, including infants, are considered guests when calculating the accommodation's maximum occupancy.

Resort Quiet Hours

  • Monday through Thursday: 9:00 PM to 8:00 AM
  • Friday through Sunday: 10:00 PM to 8:00 AM

Excessive noise will not be tolerated at any hour. If the Resort is alerted to disturbances or disruptions created by a guest and/or the guest's visitors, the Resort reserves the right to immediately evict the guest and/or visitors without refund.

Outdoor Music

Outdoor music is prohibited on Mountain Springs Lake Resort property except as part of an approved, privately rented event at The Orchard.

For a privately rented Orchard event, outdoor music must conclude by 10:00 PM. Outside The Orchard, music must remain contained within the accommodation.

Fireworks

Personal fireworks are not permitted on Mountain Springs Lake Resort property.

A violation of the no-fireworks policy will result in a $500 fee automatically charged to the credit card on file. Mountain Springs Lake Resort reserves the right to charge resulting damages to that card as well.

A second violation of the no-fireworks policy will result in eviction from the Resort.

Fire Pits

Some accommodations have approved Resort-installed fire pits. For accommodations without a Resort-installed fire pit, fire pits, bonfires, and other open fires are not permitted.

Guests may not bring firewood onto Resort property or purchase firewood from outside sources for use at the Resort. This restriction helps protect the Resort's natural ecosystem from invasive pests and disease.

Only Resort-provided kiln-dried firewood may be used in Resort-installed fire pits. Firewood is available for purchase during the stay.

Security / Damages

The accommodation must be vacated broom-clean, with the kitchen tidy, the premises damage-free, and all accommodation contents, including towels and linens, accounted for.

Accidental damage must be reported to the Resort before check-out. Pre-existing damage must be reported to the office within two hours of check-in.

The credit card on file will be charged within ten (10) business days after departure for excessive cleaning, missing items, and/or damage to the premises or furnishings occurring during the stay, excluding normal wear and tear.

Cribs, High Chairs & Aerobeds

Pack 'n Play cribs, Aerobeds, and high chairs are available for a nominal fee and are subject to availability. Contact Guest Services at least 48 hours prior to arrival to arrange these rentals. They may not be available upon check-in if not requested in advance.

Pets & Service Animals

Pets, including emotional support animals, are not permitted at Mountain Springs Lake Resort. This pet prohibition applies to all accommodations, amenities, buildings, and bodies of water at MSLR.

A guest who violates the pet policy will be immediately evicted without refund and will be charged a special cleaning fee of at least $500 without notice.

ADA Service Animals

Mountain Springs Lake Resort acknowledges service animals in accordance with the Americans with Disabilities Act. Service animals are dogs that are individually trained to do work or perform tasks for people with disabilities. Service animals are working animals, not pets.

Animals whose sole function is to provide comfort or emotional support do not qualify as service animals under the ADA and are not permitted under the Resort's pet policy.

Fishing & Boating

One complimentary rowboat, with a corresponding accommodation and dock number, is included with each cottage rental. Guests must use only their assigned boat and dock.

Additional rowboats, canoes, paddleboats, and electric trolling motors are available to rent, subject to availability. Gas-powered motors are not permitted.

Boating and fishing hours are from dawn to dusk, May through October, weather permitting. Fishing licenses are not required on Mountain Springs Lake.

Rowboat occupancy is limited to three persons. The combined weight of persons may not exceed 425 pounds, and total load may not exceed 600 pounds including persons, motor, and gear. Life jackets are required to be available for boat occupants and are available through Guest Services.

To protect the lake ecology, live minnows from outside sources are not permitted. Minnow traps are available to rent.

Additional boating, PFD, equipment, and lake-safety requirements are published on the Boat Information page and apply during use of Resort boats and the lake.

Lost & Found

Contact the Resort office as soon as possible regarding a lost item. The Resort will make a reasonable effort to locate lost items but cannot be responsible for items left behind.

Located items will be returned COD plus a $20 packaging fee. Unclaimed items are donated to a local charity after thirty (30) days. Due to storage limitations, items will not be held until a future visit.

Fax & Internet Services

Complimentary Wi-Fi is available in guest accommodations and in and around the Guest Services office, including the porch and parking area.

Mail and phone messages may be received during regular office hours. Fax service is available for $1 per page for incoming and outgoing faxes at 570-629-3018.

Welcome Gifts & Baskets

Welcome gifts for guests, such as baskets or bags, may be delivered within 48 hours of check-in. All gifts must be non-perishable because refrigeration is not available, must be delivered pre-assembled, and must be personalized with the guest name if required.

Gifts will be distributed to guests upon check-in. Gifts for late check-in guests will be available the next day. Delivery service is $5 per gift per cottage.

Delivery service must be requested at least seven (7) days prior to arrival.

Terms & Conditions

Mountain Springs Lake Resort is privately owned and operated and reserves the right to refuse service to anyone. MSL is not responsible for accidents or injury to guests or for the loss of money or valuables of any kind.

If the accommodation reserved becomes unavailable for any reason, the Resort reserves the right to substitute a comparable accommodation without notice.

By booking, the guest authorizes Mountain Springs Lake Resort to send text messages and emails containing reservation information and other offers. Message and data rates may apply. Consent is not a condition of purchase.

Refunds will not be made for loss of power, inclement weather, or acts of God, including but not limited to hurricanes, floods, snow and ice storms, earthquakes, tornadoes, and fires.
