Many cabins include multiple bedrooms, full kitchens, comfortable gathering areas, outdoor space, and convenient access to the resort's lake, beaches, trails, and recreation areas. From smaller family cottages to larger lakefront cabins that accommodate extended families and groups, guests can choose the layout that best fits their vacation needs.

  • All accommodations except the Luxury Suites (8–15), Cottage Suite 32, and Apartments 19 and 21 are family-friendly.


    Choose from cabins and cottages with multiple bedrooms, full kitchens, and plenty of space for everyone.

  • Yes, all family accommodations include a full kitchen with cookware, dishes, flatware, basic utensils, drinking glasses, and wine glasses.
    A drip coffee maker with filters is provided; coffee is not included.

  • No, we do not supply any food items, groceries, or condiments, including salt, pepper, spices, or cooking ingredients. We also do not have a restaurant or food service on the property.

    Each cabin and cottage includes a full kitchen, so guests can bring their own food and essentials or enjoy nearby dining options in the Stroudsburg and Tannersville areas.

    The closest options are Timbers Pub & Restaurant for lunch and dinner and Rooster’s Meat Barn for breakfast and lunch, both located approximately 1/2 mile from the resort. Hours and days of operation may vary, so we recommend checking directly before your visit.

  • All units include bed linens, blankets, towels, and hotel-size shampoo and conditioner.
    Paper towels and toilet paper are also provided.

  • All family accommodations have a drip coffee maker with filters (no coffee provided).


    Luxury Suites have Nespresso machines with pods (adults-only).

  • Yes. All units have both heat and AC. Some use window AC, and most cabins use electric baseboard heat.


    If AC type matters, please ask Guest Services about your specific unit.

    • Fireplaces: Most non-apartment units include a gas fireplace (check your unit’s details).

    • Charcoal grills: Most family units have an outdoor charcoal grill; charcoal is not included. We do not provide specific grill utensils beyond the standard kitchen utensils.

    • Outdoor firepits: Available only at units 3, 16, 24, 25, 27, 53, 54, 55, 62, 63, and 64.
      Other units do not have firepits. During any municipal fire ban, firepits may not be used; guests are responsible for fines if ignored.

  • No. Only resort-provided kiln-dried firewood (available for purchase) may be used.


    This helps protect our wooded environment from pests and disease. Outside firewood and personal firepits are not permitted.

  • Mountain Springs Lake Resort is known for its peaceful environment. Please respect other guests:

    • Monday–Thursday: 9 PM – 8 AM

    • Friday–Sunday: 10 PM – 8 AM
      Excessive noise is not tolerated at any time.

  • No pets and no indoor smoking or vaping (including tobacco and marijuana).
    If smoking outdoors, please ensure all doors and windows are closed so smoke doesn’t enter the heating or cooling system, as it may disturb other guests.


    Violations incur a $500 per-instance, per-day fee.


    We follow ADA guidelines for service animals; emotional-support animals are not service animals under the ADA.

  • Check-in 4 PM / Check-out 10 AM.
    Suites may be rented by the night; all other accommodations generally require a two-night minimum.


    Early check-in or late check-out cannot be guaranteed.

  • Yes—Pack-’n-Play cribs, cots, Aerobeds, and high chairs are available for a nominal fee and are subject to availability.


    Please request at least 48 hours prior to arrival.

  • No pool. We have two lake beaches with roped swimming areas.


    No lifeguard on duty — swim at your own risk.

  • Yes, complimentary Wi-Fi is available for each cottage or cabin.

  • Yes. One rowboat (May–October, weather permitting) is included with each cottage; please use your assigned dock.


    PFDs (life jackets) are available at no charge and must be returned at checkout.

  • Yes—fishing is allowed on our private lake, and no Pennsylvania fishing license is required.


    You may catch and release or keep your catch.


    No off-property live bait (such as minnows) is permitted to protect the lake from invasive species.
    Red worms and night crawlers are available for purchase at Guest Services.

  • No on-site dining. Most family accommodations have kitchens and a charcoal grill for cooking.


    We are close to many excellent local restaurants—ask Guest Services for personalized recommendations or see our Area Guide.

  • If you notify us at least 48 hours before your check-in day, payments may be transferred to a future stay within one year of the original reservation date; otherwise, payments are forfeited.
    Cancellations within 48 hours, or no-shows, forfeit all payments.
    Transfers cannot be moved to another accommodation at the same time.
    Deposits are not refunded; certain restrictions apply.

  • The office is open 9 AM–5 PM daily.
    For after-hours assistance, call 570-629-0251; staff is on call.
    In an emergency, call 911.
    If you will be arriving (checking in) after 5 PM, please contact Guest Services before 5 PM for late check-in instructions.

  • Please contact Guest Services immediately so we can assist. Reporting issues promptly helps us resolve them during your stay.

  • Two keys are issued per cottage and must be returned at checkout.
    $25 per key if not returned (refunded if returned within 10 days).

  • Yes, parking is available at your accommodation and is included at no additional charge.

    Please let us know in advance how many vehicles will be included with your stay so we can provide the appropriate number of parking passes. All guest vehicles must display a valid car pass while on the property.

  • Yes, visitors are permitted; however, all vehicles must have a valid parking pass while on the property.

    If your total number of guests, including visitors, will exceed the occupancy of your accommodation, please contact us in advance so we can review and approve arrangements. This helps us prevent unexpected gatherings and ensures a safe, comfortable environment for all guests.

Stayed in one of the Hill Suites for two. Such a beautiful room. Impeccably clean. Excellent luxuries. Even had a Nespresso Vertuo machine with a variety of coffee capsules provided. Quiet with nice views. Huge shower and also a tub with jets. Gas fireplace was great for a cold day.
Want to come back in the warmer weather for walks on the expansive property and time on the lake with the provided boats. Nice front and back porches as well with Adirondack chairs.

This place is an absolute gem among the many has-been and somewhat disappointing resorts in the Poconos. It retains its rustic charm well while still having the luxurious touches you'd expect at the price point. We've stayed in the cabins and in the new suites, and both are exemplary among their peers in the Poconos. The suites have showers you'd expect to see at the St. Regis or the Four Seasons as well as lovely fireplaces. The cabins have their own docks with rowboats and truly feel like a quiet lake retreat that is increasingly hard to find. The nature trail is great for hiking and running, and the beaches are fun with playground equipment (that even adults can use).”
